STEP 1: Pre-Approval & Initial Consultation

Get pre-approved first
Like anything done well, preparation is key. It's imperative to speak to a mortgage lender and receive a pre-approval letter before our meeting, so we can be sure to stay on budget during our consultation. Don't know a mortgage lender? We know and work with great lenders who can assist you in establishing your budget. First meeting's free
We sit down and talk through what you're thinking. Maybe you've got detailed plans already drawn up. Maybe you just know you need four bedrooms, an office, and a kitchen that actually works for cooking. Both are fine starting points. We talk about your lifestyle – how you use space, what drives you crazy about where you live now, what you can't live without. Budget conversation happens early because nobody likes surprises. STEP 2: Design & Floor Plan Development

Here's the fun part of your journey to homeownership: the design and build process! We'll work closely with you to create a floor plan that fits your needs and budget. This is where your custom home starts taking shape. At this point, an initial deposit is needed to kick off the design and estimating process.

Our architectural design services cover everything – floor plans, elevations, how the house sits on the lot, where morning sun hits, sight lines from the kitchen. Details matter.

Want to build my own house design? Bring your architect. We've worked with dozens and we're good at translating plans into reality. Don't have an architect? We've got design partners we trust, or we can handle it in-house depending on complexity.

This phase includes revisions. Your first instinct about the master bedroom location might change when you see it drawn out. That's normal. We'd rather get it right on paper than fix it during construction. The home design services we offer aren't about upselling fancy features – they're about making sure your house works the way you need it to work, for years.

STEP 3: Lot Selection & Site Planning

While we're fine-tuning the layout, we'll also help you find the perfect lot for your new home. We're building in Spring Haven (Madisonville), Robindale (Covington), and other great communities throughout St. Tammany Parish. That means we know the best lots, we understand HOA requirements, we've got relationships with local inspectors and utilities.

Once you've found the right spot and the plans are finalized, we'll move on to signing a Purchase Agreement, so we can officially get started on building.

STEP 4: Detailed Estimates & Material Selections

After that, we'll dive into finalizing the plans and picking out selections to determine the contract price. Before anything gets built, you see line-item estimates. Not "ballpark figures" or "rough estimates" – actual numbers for what things cost. Foundation, framing, electrical, plumbing, finishes, everything.

You'll get a list of suppliers and allowances to help us bring your dream home to life. From choosing exterior details like brick, stucco, and siding, to selecting interior finishes like paint colors, flooring, and appliances, to adding special features like additional storage, this process ensures your home will be completely unique to you.

This is where we talk about trade-offs. Want that imported tile in the master bath? Here's what it costs. Willing to go with a different option? Here's what you save. You make informed decisions because you see real numbers.

We develop a construction timeline that accounts for Louisiana weather, permit timing, and material lead times. The cost to build a house varies based on a thousand factors, but you'll know your cost before we break ground.

STEP 5: Permitting & Construction

St. Tammany Parish has specific requirements, and we know them. We submit everything, track approvals, and make sure inspections are scheduled properly.

STEP 6: Final Walkthrough & Move-In
